Project Description
A beautifully designed new edition to the Marrickville Commercial zone designed by Bennett Murada and built by Trescon for their client, Erebus. The Borough is 31 tenancies that were delivered as a base build “cold shell” solution for any new client to walk in, and easily transform the space into their own.
It has a single level carpark and two passenger lifts for ease of travel. It was our first build with Trescon but it was seamless, a very professional outfit which displayed both leadership and an understanding of the importance on Sub Contractor knowledge. The finished product features precision finishes and sleek cutting-edge design all whilst maintaining a desirable budget.
In this project we completed the following services in alignment with our range of Sub Contractors and in accordance with all relevant building codes and national standards:
- Electrical network – Power, Lighting & Emergency lighting, Communications & Sub mains for Mechanical, Hydrant, Solar & Lifts
- Dry fire system
- Access control
- CCTV
- Intercom
- Lightning protection
- Electric vehicle car charging
- Cable management – Cable trays & NBN pathways
The build showcased smart alternatives provided by WED Group for the LED lighting to align with client’s requirements, budgets, and concern for energy consumption. The lighting control was conventional with the use of sensors and timers in house areas and standard switching for the base build tenancies. Power for the services in the tenancies were mainly for the kitchens and cleaner’s points which were all fed from their own metered Distribution Boards. Each Tenancy was fit out with a centrally controlled access control system and intercom system which communicates with the ground floor door stations for ease of access from the tenancy.
The building is protected by a fully designed lightning protection system which WED Group worked in with our Sub Contractor to achieve the desired protection to Australian Standards. WED Group also installed the Dry Fire system that has zone control via the Fire Indicator Panel with Occupant Waring System and Fire Brigade Monitoring ensuring the safety of the tenants and maximum protection for the building.
Lastly, the design of the building required it to be equipped with electric car chargers provided by WED Group’s sister company, Australian Charging Systems, these can be offset with the Solar panels for embedded generation (by others) which have been installed on the rooftop of the building.
